Land Acquisition & Legal Affairs Manager
Job Description:
Responsible for managing all legal aspects related to the Company's land assets, including land acquisition, certification, ownership transfer, asset legalization, dispute resolution, and stakeholder engagement. This role ensures that all land-related matters are properly documented, legally secured, and aligned with the Company's operational and strategic objectives while minimizing legal and social risks.
Responsibilities:
- Lead and manage all legal matters related to the Company's land assets and property ownership.
- Develop and execute strategies to secure, legalize, and optimize the Company's land portfolio.
- Oversee land acquisition, land purchase, compensation, and ownership transfer processes in accordance with applicable laws and regulations.
- Manage land certification, title registration, renewal, and legalization processes with relevant government institutions, including BPN and local authorities.
- Identify, assess, and mitigate legal risks associated with land ownership, boundaries, permits, and land use rights.
- Handle and resolve land-related disputes, claims, encroachments, and conflicts involving communities, landowners, government agencies, or other stakeholders.
- Coordinate with internal departments to ensure land ownership and legal documentation support operational and business requirements.
- Establish and maintain effective relationships with government agencies, local authorities, community leaders, and external legal advisors.
- Conduct legal due diligence for land acquisitions, asset transactions, and strategic projects.
- Monitor regulatory developments related to land, property, mining, and agrarian affairs and provide recommendations to management.
- Maintain and control all land-related legal documents, permits, agreements, certificates, and supporting records.
- Provide periodic reports and strategic recommendations to management regarding land asset status, legal exposure, and risk mitigation initiatives.
Requirements:
- Bachelor's Degree in Law (Master's Degree is an advantage).
- Minimum 6 years of experience in Legal, Land Acquisition, Agrarian Affairs, Property Legal, Mining Legal, or related fields, with at least 3 years in a managerial position.
- Strong knowledge of Indonesian land laws, agrarian regulations, land acquisition processes, land certification, and property ownership matters.
- Proven experience managing land acquisition, land certification, ownership transfer, and land dispute resolution.
- Familiarity with mining regulations, land use permits, government licensing, and stakeholder management is highly preferred.
- Strong network and experience dealing with BPN, local governments, notaries, PPAT, and relevant authorities.
- Excellent negotiation, communication, stakeholder management, and conflict resolution skills.
- Strong analytical thinking and ability to assess legal and business risks.
- Experience handling community-related land issues and social conflicts will be a significant advantage.
- Willing to travel frequently to project sites and operational areas when required
